The property, born for the breeding of the thoroughbred horse, is located in the province of Varese (only 12 km) in the town of Cocquio Trevisago, about 45 min drive from the center of Milan and Como, 20 minutes from the airport Malpensa International Airport, 20 minutes from the Ponte di Tresa pass, less than an hour from the highway to Turin, 5 minutes from Lake Varese and 15 minutes from Lake Maggiore. The property is a single body of about 20 hectares, bordering to the west with the river Bardello (connects Lake Varese to Lake Maggiore), to the south / east with the provincial road 50dir and to the north with the village of Cocquio Trevisago. The approximately 20 hectares are divided into 18 paddocks of various sizes, some flat and others with slight differences in level. All are fenced with specially created vibrating concrete fences (molds available), which guarantee greater safety for the horses, with less consequences in case of accidents, and almost no maintenance. All the lawns have water troughs for water distribution and 7 paddocks, the largest, are equipped with large sheds closed on 3 sides where the horses can find shelter. The sides of all the paddocks have been planted so that the horses can have shaded areas and less visibility on the neighboring meadows. The paddocks, being land rich in humidity, do not need irrigation and are green all year round. Naturally, in all the years of activity management the lawns have been adequately worked, sown and treated, and have never been overloaded with horses in the past. The corporate body includes the unit and the operational one and is positioned at the center of the property, with easy control of the paddocks, being compared to the same raised. The structure is divided into 2 units (both finished with quality materials): • - A main villa, on two floors, of about 350 square meters with a private park, composed of entrance, living room, dining room, large kitchen, 4 large bedrooms and 3 bathrooms; • - A second apartment of about 100 sqm on one floor with living room, dining room, kitchen, 2 bedrooms and 2 bathrooms (renovated in 2013). Pertaining to the houses, in separate body, there are laundry, boiler room and 3 large garage for cars. Immediately next to it, a swimming pool of m. 12 x 5 with attached two changing rooms / bedrooms. The operational structure consists of 42 boxes and is divided into a central body of about 500 square meters with 24 boxes and a large feed room; of these 24 boxes, 20 measure m. 4 x 3.50 and 4 (of which 2 videos watched for delivery rooms) m. 4 x 4. All boxes are equipped with feeders and small pools for running water. Attached to the pits, a local "pharmacy" and two rooms for office use. A small covered riding school of m. 12 x 20 connects the central body to a second building used as storage for straw and hay, workshop with bathroom for staff and garage for machinery. Opposite, a horseshoe construction with another 10 boxes and a third shed with 4 boxes used in case of need for insulation. Another 4 boxes are located in another building in front of the house. Completing the whole a carousel for 4 horses, a local saddlery and a kennel. The property, although it is possible to use the water of a private source, in case of absolute necessity, is connected to the municipal water system, as well as for electricity it uses the Enel distribution. Night visibility is guaranteed by a timed installation. The boiler that supplies the heating to the houses works on pellets. The company has a 3 meter wide grass walkway that runs along the borders for about 3000 meters; since the same is not level, it was thought to create a track suitable for pre-training, within the company itself with a non-circular development or in circular development on currently uncultivated land acquired from a neighbor (about 8 hectares ).
